R&R Realty Group has started construction on a third Class A warehouse facility in its Prairie Business Park development in Grimes, Iowa.
Prairie Business Park Warehouse I was completed in 2015 and Warehouse II was completed in 2017. “Demand continues to be at an all-time high for warehouse space,” explained Mark Rupprecht, President of R&R Realty Group. “Our customer for this type of space is very diverse – uses range from contemporary customers such as sports facilities and e-commerce fulfillment centers to traditional uses such as distribution and light manufacturing.”
Prairie Business Park Warehouse III will be larger than the first two buildings and have 300,000 square feet of Class A warehouse space, equipped with ESFR sprinklers and a 32’ clear height ceiling. This can increase pallet capacity by 20 to 25 percent compared to 24’ clear height ceilings. Warehouse III also offers options for expanded trailer parking, making it very appealing to the larger user.
The industrial park is located near the southeast corner of S. James Street and SE 27th Street in Grimes, along a prominent thoroughfare that connects Urbandale, Clive, and West Des Moines and continues to be a main connector into the Des Moines metro area. The site has direct access to the soon-to-be expanded Highway 141 and Interstate 80/35, offering an additional half-diamond interchange at Meredith Drive in Urbandale in 2019.
