R&R Realty Group unveils Westfield Complex

Unique office park will bring “urban amenities” to West Des Moines; assist local businesses in enhancing corporate culture for employees.

R&R Realty Group, an Iowa-based full-service real estate company, has announced the development of Westfield Complex, a unique $27 million office campus that will meet the growing demand for West Des Moines office space while enhancing the work experience for today’s employees. While developing Westfield Complex, the R&R Realty team quickly realized it would be the ideal location for its new corporate headquarters.

“We are so excited about the dynamic amenities that Westfield Complex will bring to West Des Moines that R&R will be the first company to call it home,” said Mark Rupprecht, president of R&R Realty Group. “This eclectic new campus will not only accommodate the growth we’ve seen as a leader in commercial real estate, but it will create a wonderful environment that our associates seek and deserve.”

Located on 12-acres in County Club Office Plaza, the 180,000 square feet Westfield Complex will transform the architectural landscape along Jordan Creek Parkway with its distinctive glass and metal panel exterior. The complex will consist of two 80,000 sq. ft. four-story office wings, Westfield North and Westfield South, and will be connected by Westfield Commons, a 20,000 sq. ft. four-story state-of-the-art collaboration center.

Westfield Complex will introduce urban amenities to the West Des Moines commercial real estate market that include a rooftop terrace, outdoor patios, a food truck court and underground parking. In addition, the contemporary collaboration center of Westfield Commons will feature meeting space for special events and conferences as well as food service – generating a workplace environment typically reserved to large corporate campuses.

“Westfield Complex will go well beyond your traditional suburban office building.  We know that business leaders today are looking for office space designed with modern amenities to assist them in attracting and retaining top talent,” Rupprecht said.  “This development will allow companies to create a workplace environment that supports their corporate culture and caters to their employees’ needs.”

Structurally, the buildings will utilize a steel frame system and composite metal deck with integral power, data and communication systems for state-of-the-art workspaces. An energy management system with direct digital controls will be integrated within the complex while energy efficient sunscreens will be implemented throughout the buildings. The glass exterior of Westfield Complex will deliver extensive natural daylight to each floor and create areas that are engaging, open and collaborative.

“This project will give West Des Moines companies the opportunity to attract quality employees and make them more productive – which is so important in today’s competitive business world,” said Tom Hadden, city manager of West Des Moines. “Our city is nationally recognized as a wonderful place to live, work and raise a family – that doesn’t happen by chance but rather through the vision and commitment exemplified by projects like Westfield Complex.”

Development of Westfield Complex is expected to start this fall with completion and initial occupancy in early 2018.  ICON Construction of West Des Moines has been selected to be the construction manager.

Country Club Office Plaza’s customers will benefit from the new amenities provided by the Westfield Complex such as the rooftop terrace, food truck court and collaboration center. Meanwhile, Westfield customers will be able to enjoy the Plaza’s many existing amenities such as walking trails, ponds, a wellness center, a new training and conference center, a private fiber ring that offers an inexpensive network of internet and voice services, in-park daycare center, on-site property management and nearby restaurants, shopping centers and banks.
